The result is that class A units account for more than half the apartment market, compared with one-third in the early 2000s, according to Moody's Analytics. High-end apartments that offer amenities up the wazoo — and rent breaks, to boot — represent a tantalizing alternative to the for-sale market right now. Electric Cars Are Suddenly Becoming Affordable
  + stars: | 2024-06-03 | by ( Jack Ewing | ) www.nytimes.com   time to read: +1 min
Alex Lawrence, a dealer in Salt Lake City who specializes in used electric cars, has seen a change over the last year in the kinds of customers who are coming into his showroom. Recently, Mr. Lawrence said, customers have been snapping up used Teslas for a little over $20,000, after applying a $4,000 federal tax credit. “We’re seeing younger people,” Mr. Lawrence said. The purchase price of the car has suddenly become in reach.”Regarded by conservative politicians and other critics as playthings of the liberal elite, electric vehicles are fast becoming more accessible. Federal tax credits of up to $7,500 for new electric cars, often augmented by thousands of dollars in state incentives, push prices even lower.

The team, which will be renamed, will begin play next season in the Delta Center in Salt Lake City, home of one of the Smiths’ other teams, the Utah Jazz of the National Basketball Association. Salt Lake City’s metropolitan area is less than half the size of Phoenix’s; Salt Lake City is the 29th-largest media market while Phoenix is the 11th largest. But the league’s decision was less about the size of Salt Lake City and more about its demographics. Like Phoenix, Salt Lake City is one of the country’s fastest-growing cities. But in Utah, a thriving tech industry has attracted an influx of young workers with disposable incomes.

Why there's a massive copper shortage
  + stars: | 2024-05-31 | by ( Shawn Baldwin | ) www.cnbc.com   time to read: +1 min
Demand for copper is surging. The red metal, considered a barometer for economic health, is a vital component for the construction and defense industries as well as a key component in electric cars, wind turbines and the power grid. Existing mines and projects under construction will meet only 80% of copper needs by 2030, according to the International Energy Agency. "High-grade economic copper resources are not abundant, these things aren't all over the place, you have to go find them," said Chris LaFemina, global metals and mining analyst at Jefferies. To look at the challenges facing copper producers, CNBC got a behind the scenes look at Rio Tinto's Kennecott mining operation outside of Salt Lake City.

Read previewThis as-told-to essay is based on a conversation with Nolan Church, a 35-year-old former recruiter for Google and Doordash from Salt Lake City. As a former recruiter at Google and the ex-head of talent at DoorDash, I've seen my fair share of candidates get ghosted by jobs they've interviewed for, and I've definitely ghosted candidates, too, but never intentionally. Recruiters forgetWhen candidates interview for a role and think, "I really want this job, but I'm not hearing back," I advise them to email the recruiter. One way to follow up with a recruiter is to send them a thank-you email within 24 hours after the interview. Recruiters are talking to other candidatesIf a candidate gets ghosted early in the hiring process, the recruiter is most likely talking to other candidates.

Since SVB, Brex has continued to invest in differentiated services, including AI-powered tools to help streamline expense reporting, booking and management capabilities, accounts payable and procurement management. Within 36 hours, Brex signed up nearly 4,000 companies, taking in close to $2 billion in deposits. It has since backtracked on that position, and has doubled down on its roots serving tech startups. The spend management space has become more crowded, with fellow Disruptors Ramp and Navan, as well as Expensify, Mesh Payments, Airbase and Center competing for market share. A new Zillow and StreetEasy analysis finds that rental price growth is far outpacing wage growth in most big cities — and New Yorkers are particularly screwed. In New York City, rents increased seven times as fast as wages from 2022 to 2023. Similarly, renters in Boston, Cincinnati, and Buffalo are seeing their wage growth dwarfed by their rent increases. But it's not all bad news for prospective and current tenants: There are still a handful of cities where wage growth has outpaced rent increases. While wages rose by 5.5% between 2022 and 2023, rents increased by just 0.8%, the Zillow/StreetEasy report found.

Dungeons & Dragons is an open-ended tabletop game in which the narrative is shaped by the players' choices, whether that's through combat, puzzles or negotiation.
