Now the real estate industry has jumped into the game. Blue Zones runs initiatives that certify towns and cities that meet healthy lifestyle criteria, and they help others remake themselves to promote longevity. Eighty places in the United States — from Bakersfield, Calif., to Corry, Pa. — have adopted these initiatives, called Blue Zone Projects. Some developers take inspiration from Blue Zones even if they are not seeking official certification. A luxury hotel and condominium project in Miami is using the Blue Zones moniker for a medical facility on the premises that will offer plastic surgery.

Then there’s the much more entertaining murder mystery, in which one or two people have been killed, or perhaps none. A priest once posted to Kilkinure is found dead in his Dublin home, and suspicion falls on the protesting women. At about the same time, Lorna hits her head in a pub and wakes up at home, to find a dead woman propped against the wall of her sitting room. Murtaugh, greatly abetted by Wilson, balances the heaviness of his material with a humor and a lightness of spirit that make “The Woman in the Wall” a brisk, engaging production. And the closing credits offer a bonus: a few bars of a haunting, unreleased number, “The Magdalene Song,” that Sinead O’Connor recorded shortly before her death which dovetails with Wilson’s performance.

“Consumer views were supported by confidence that inflation has turned a corner and strengthening income expectations,” Hsu added. “Like December, there was a broad consensus of improved sentiment across age, income, education, and geography,” Hsu said. There may, however, be some relief in 2024 as mortgage rates fall in line with reduced interest rates from the Federal Reserve. “Mortgage rates will continue to remain a wild card for home shoppers,” said Danielle Hale, chief economist at Realtor.com. FOR ANYONE RAISED in or around Atlanta, Martin Luther King Jr. is first and foremost associated with the city where he was born and raised. We Atlantans take pride in the fact that Dr. King grew up on Auburn Avenue, the downtown thoroughfare cutting through the neighborhood of Sweet Auburn. On my travels throughout the South, I’ve seen traces of King everywhere—on street signs and in civil rights museums—but it’s been many years since I’ve followed his footsteps in my own city. So on a recent winter day, I went looking for the roots of King’s legacy in an integral part of Black Atlanta.

‘True Detective: Night Country’ Review: Iced In
  + stars: | 2024-01-12 | by ( Mike Hale | ) www.nytimes.com   time to read: +2 min
“True Detective” was never a series that went in for tender moments, but “True Detective: Night Country” — the show’s fourth season, after a five-year hiatus — takes a particularly unforgiving approach to the human condition. What is happening is that someone is disposing of the dismembered body of the close family member they have just killed. Created for HBO back in 2014 by the writer and English professor Nic Pizzolatto, the original iteration of “True Detective” was a gothic crime drama, in anthology form, marked by Pizzolatto’s penchant for ostensibly profound, quasi-poetic dialogue — Raymond Chandler by way of Rod McKuen. The new season, directed and largely written by the Mexican filmmaker Issa López (it premieres on Sunday), dispenses with the poetry — it is by and large a plain-spoken affair. But where Pizzolatto’s “True Detective” stories were essentially traditional noirs with a gloss of pop psychology and horror-movie sensationalism, López commits fully to the outré and the supernatural.

Washington, DC CNN —Renters and homeowners experience inflation differently; and right now, renters are taking a much more painful hit. While shelter inflation has come down over the past few months, in December, the shelter index was still 6.2% higher year over year. Inflation divide between renters and homeownersTwo things are driving the divide between how homeowners and renters experience inflation. And 64% of homeowners have a mortgage rate of 4% or lower — more than two and a half percentage points lower than prevailing rates. Even if the typical mortgage payment is higher than a typical monthly rent payment, renters’ incomes tend to be lower than homeowners.

CNN —An innovative experiment flying aboard NASA’s Psyche mission just hit its first major milestone by successfully carrying out the most distant demonstration of laser communications. The tech demo was designed to be the US space agency’s most distant experiment of high-bandwidth laser communications, testing the sending and receiving of data to and from Earth using an invisible near-infrared laser. NASA/JPL-CaltechIt’s not the first time laser communications have been tested in space. The first test of two-way laser communication occurred in December 2021 when NASA’s Laser Communications Relay Demonstration launched and went into orbit about 22,000 miles (35,406 kilometers) from Earth. And the Artemis II spacecraft will use laser communications to return high-definition video of a crewed journey around the moon.

The technological feat, using NASA's Psyche probe, broke new ground for deep space communications. AdvertisementNASA has achieved a world-first after sending a laser-beamed message to Earth from nearly 10 million miles away within 50 seconds. While the space agency has long been able to communicate with spacecraft using radio waves, it had never before been able to send information using lasers from that far into space. The feat, achieved using NASA's Deep Space Optical Communications (DSOC) experiment on board the Psyche spacecraft, could someday allow humans to stream video calls on Mars. The spacecraft then beamed back information using its laser.

Mortgage rates fall for fourth week but stay above 7%
  + stars: | 2023-11-22 | by ( Anna Bahney | ) edition.cnn.com   time to read: +2 min
Washington, DC CNN —Mortgage rates fell again in the most recent week, as inflation showed signs of slowing. It’s the fourth consecutive week of tumbling rates after rising for seven straight weeks. The average rate rose above 7% in mid-August and since then reached as high as 7.79% at the end of October. “In a few short weeks, mortgage rates have largely erased the sharp climb traversed in October,” said Danielle Hale, Realtor.com’s chief economist. Meanwhile, she added, existing home sales slid to their worst reading since 2010 as home prices rose and mortgage rates pushed the cost of buying even higher.

Sales of existing homes fell by 4.1% in October as a shortage of houses for sale and higher mortgage rates dampened activity, the National Association of Realtors said on Tuesday. The annual level of sales reached 3.79 million, down 14.6% from a year ago when sales were 4.44 million. “Prospective home buyers experienced another difficult month due to the persistent lack of housing inventory and the highest mortgage rates in a generation,” said NAR Chief Economist Lawrence Yun. There is some relief, however, as mortgage rates have fallen in the past week. Some housing industry analysts believe rates could trend under 7% early next year as overall interest rates begin falling amid expectations the Federal Reserve is done raising rates.

The Starship spacecraft was then able to ignite its own engines and break away from the Super Heavy rocket booster to continue the mission. The consumer price index for October showed inflation at a 3.2% level, while the producer price index came in with an annual rate of 1.3%. Perhaps the most interesting and relevant facts about inflation are that the overall number means little to the average person. “Although the overall consumer price level was flat in October, shelter inflation continued,” said Danielle Hale, chief economist for Realtor.com. Overall inflation among select urban areas was highest in the Miami to West Palm Beach corridor, up by 7.4% in October. Their inflation rate was 1.1%.

NASHVILLE, Tenn. (AP) — Nashville Police Chief John Drake says he's “disturbed” over the unauthorized release of writings from the shooter who killed six people, including three children, at The Covenant School in March. Earlier Monday, conservative commentator Steven Crowder released what he said were three images of Audrey Hale’s writings from the day of the March 27 shooting. The news quickly sparked calls for an investigation as local and state leaders initially declined to verify the authenticity of the writings. Because of the lawsuits, police have since said they would await the direction of the court on whether to release Hale’s writings. Bill Lee said he has been “calling for clarity” around the Covenant shooter's writings for months, saying in a statement that he's been “frustrated” by the lack of transparency.

Authorities have not disclosed any of Hale's journals or writings that were collected after the March 27 shooting at the Covenant School in Nashville. Police then reversed course, saying that because of the lawsuits they would await the direction of the court on whether to release Hale’s writings. “I am deeply concerned with the safety, security, and well-being of the Covenant families and all Nashvillians who are grieving," O’Connell said. Attorneys representing families with the Covenant School have repeatedly said they have not seen Hale's writings. Authorities’ refusal to release Hale’s writings has fueled further speculation and conspiracy theories about what they might reveal about Hale’s motive or influences.

Home values have held up this year despite historically high mortgage rates, but a new report from Realtor.com suggests that property prices could fall under pressure in the coming months. The firm said that price growth was flat — even as mortgage rates rose to a 23-year-high. Higher borrowing costs dampened demand, though it's possible homebuyers were worried that mortgage rates would soar even higher and wanted to buy before that could happen.
