Economists at Bank of America warned this week that the US housing market is “stuck and we are not convinced it will become unstuck” until 2026 — or later. And mortgage rates may not fall much — even if the Federal Reserve finally delivers long-delayed interest rate cuts. There isn’t a magic fix,” Michael Gapen, head of US economics at Bank of America, told CNN in a phone interview. However, Bank of America expects housing starts — which is a measure of newly constructed homes — to remain flat for the coming years. Divide between haves and have-notsThe forecast for a “stuck” housing market cuts both ways.

The Federal Reserve said Wednesday that the biggest banks operating in the U.S. would be able to withstand a severe recession scenario while maintaining their ability to lend to consumers and corporations. The stress test assumed that unemployment surges to 10%, commercial real estate values plunge 40%, and housing prices fall 36%. "This is good news and underscores the usefulness of the extra capital that banks have built in recent years." The Fed's stress test is an annual ritual that forces banks to maintain adequate cushions for bad loans and dictates the size of share repurchases and dividends. "While banks are well positioned to withstand the specific hypothetical recession we tested them against, the stress test also confirmed that there are some areas to watch," Barr said.

CNN —The Tennessee Attorney General’s office has turned its investigation into the failed foreclosure attempt of Elvis Presley’s Graceland estate over to federal investigators, according to a statement provided by his office. “The Tennessee Attorney General’s Office looked into the Graceland matter, and it quickly became apparent that this was a matter best suited for federal law enforcement. We have faith in our federal partners and know they will handle this appropriately,” said Amy Lannom Wilhite, communications director for Tennessee Attorney General John Skrmetti. Keough claimed fraud and sued to protect the estate from foreclosure. A Shelby County Chancery Judge agreed and blocked the sale, and Naussany said it had dropped its foreclosure efforts.

Artificial intelligence is set to give the global data center market a major boost, according to Jefferies, and usher in a "new era of electricity demand." "As GPUs [graphics processing units] have become a larger part of the data center ecosystem and drive AI investments, demand for power and data center space has grown at a feverish pace," the investment bank's analysts wrote in a June 18 note. They noted that demand for data center space has increased between 10% and 20% each year for most of the past 15 years. As the data center market grows, so will demand for electricity, Jefferies said, naming a slew of beneficiaries in these segments and beyond. Among the "pure-play data center" names it likes are Digital Realty Trust and Equinix .

The American Psychological Association highlights findings that people who find their jobs meaningful are more engaged, show up to work more, and are healthier. Many in those industries have begun to refer to their work as "fake email jobs" — office jobs that largely involve sending emails without producing anything. Other people have managed to juggle multiple full-time remote jobs thanks to the limited amount of work each job actually required. Working a useless job is a "profound psychological violence," Graeber wrote, one that removes any sense of dignity and fosters "deep rage and resentment." Short of everyone quitting to become their own CEO, employers will need to figure out how to make work feel meaningful for their staff.

So it would be an oversimplification to say that Republicans moved more MAGA and Democrats moved more moderate based on these two unrelated races. Former President Donald Trump personifies MAGA, and a large part of the Make America Great Again ethos he pushes is loyalty to him. That primary voters did not hold the spending against Latimer, as progressives argued they should, also reminds me that voters (especially Democrats) in presidential cycles tend to be cautious. Utah went its own wayWhile Boebert’s victory provides a foil for Bowman’s loss, it was far from a perfect night for more MAGA Republicans. Hong Kong CNN —Two employees have left Adidas as a result of an ongoing investigation by the German sportswear brand into allegations of corruption in China. Chinese state media outlet Economic View reported Wednesday that both former employees had worked in marketing for Adidas China. The allegations against Adidas executives were contained in an unsigned letter from people calling themselves employees of Adidas China. Greater China — a region that encompasses mainland China, Hong Kong and Taiwan — accounts for 15% of the company’s sales. In mainland China, Adidas is the second-largest international sportswear brand behind Nike (NKE).

Americans' workplace retirement account balances are growing — but they're still lower than what people say they need to be on track for retirement, new data reveals. The median account balance in the U.S. is now $35,286, according to Vanguard's annual How America Saves report, which tracked the performance of 401(k)s and similar plans in 2023. Some of the lower balance totals have to do with age, too: People often make and save less money earlier in their careers. "People tend to accelerate retirement contributions as they get older because they tend to earn more, but also because they're getting closer to retirement age," says Michelle Gessner, a certified financial planner in Houston. Compound interest is interest that's continually earned on both the principal amount and any accumulated interest, leading to exponential growth over time.

Tal and Oren spent more than a decade at the brokerage firm Douglas Elliman, establishing themselves as big-name sellers of ultra-pricey homes. In 2022, the pair broke off from Elliman and cofounded Official Partners, a firm that focuses exclusively on the uppermost tier of the residential sales market. She also said that the decision to step aside was mutually made by Tal and Official. Like other airlines, Delta accepted billions in federal aid to weather the pandemic. Soon, he could well become prime minister if RN wins an absolute majority in the forthcoming parliamentary elections — and he's only 28. Bardella's rise from party spokesman in 2017 to party president over the course of five years is somewhat remarkable for a man who is only 28. Bardella excelled in economics and social sciences at a private college and joined National Rally — then known as the National Front — at the age of 16. Two years later, he became a Member of the European Parliament (MEP) before being made party president in 2022. CNN —Federal Judge Aileen Cannon said Tuesday she had “a hard time seeing” any problems with the warrant the FBI obtained to search former President Donald Trump’s Mar-a-Lago estate in the summer of 2022. Trump’s attorney Emil Bove had argued that the warrant was overly broad and unjustly allowed agents to search the entire Mar-a-Lago premises. Bove, like in other recent hearings in the classified documents case, wants the judge to hold even more hearings that could probe into the investigators’ work. “They purported to look for classified documents in a gym and a kitchen,” he added. Investigators say they found classified documents in various places at the resort, including a public ballroom, a bathroom and a bedroom.

This will “drag countries … into a vicious cycle of scrambling for a cake that becomes smaller and smaller,” Li added. The three-bedroom property, built in 1924, listed earlier this month is worth $1.8 million but is currently priced at $488,000, according to The San Francisco Standard. The property will be sold as is, meaning the new owners will become the current tenants' new landlords. The San Francisco metro area is one of the most expensive place to live. To afford life in a big city like San Francisco, you'd have to make double what most Americans earn, according to a May Moody's Analytics analysis. The unusual sale is partly due to a family feud, according to The San Francisco Standard.

Some Wall Street banks, worried that landlords of vacant and struggling office buildings won’t be able to pay off their mortgages, have begun offloading their portfolios of commercial real estate loans hoping to cut their losses. It’s an early but telling sign of the broader distress brewing in the commercial real estate market, which is hurting from the twin punches of high interest rates, which make it harder to refinance loans, and low occupancy rates for office buildings — an outcome of the pandemic. Late last year, an affiliate of Deutsche Bank and another German lender sold the delinquent mortgage on the Argonaut, a 115-year-old office complex in midtown Manhattan, to the family office of the billionaire investor George Soros, according to court filings. Around the same time, Goldman Sachs sold loans it held on a portfolio of troubled office buildings in New York, San Francisco and Boston. And in May, the Canadian lender CIBC completed a sale of $300 million of mortgages on a collection of office buildings around the country.

Cannon did not seem inclined to approve the limitations on Trump’s speech but did not immediately issue a ruling. The judge also heard arguments on Trump’s long-shot motion alleging that the special counsel’s office is being improperly funded. He said that while Trump is welcome to campaign, there should be certain limits when it comes to the safety of FBI agents on the case. “Steve Bannon making a comment is potentially the kind of thing that could send President Trump to jail,” Blanche said.
