The mayor of New York City aims to turn old office buildings into 20,000 new apartments. The Manhattan-based architect John Cetra, who has worked on office conversions since the 1980s, calls it "the amenity war." His firm, CetraRuddy, recently announced it's leading the conversion of a 30-story office building, formerly home to Goldman Sachs, in Manhattan's financial district. Adams' goal is to create up to 20,000 new homes for 40,000 New Yorkers in converted office buildings over the next decade. As August is known to be, it's been a rough month-to-date for all three of those stock market benchmarks so far. This past week, the overall market was oversold, according to Jim Cramer's trusted S & P Oscillator. After Friday's strong finish, we'll see if the market's oversold condition abates as two major themes play out in the week ahead: Earnings from two Club names — Salesforce (CRM) and Broadcom (AVGO) — and key economic reports ahead of September's Fed meeting. Traditional public housing, financed by the Department of Housing and Urban Development and operated by one of the nation’s roughly 3,300 public housing agencies, is locked in steady decline. Today, instead of building taxpayer-owned buildings, much of the federal housing money flows through the private sector. The underlying message of those programs is that the era of government-owned housing is over. In Montgomery County, however, the stock of government-owned housing has steadily grown for decades while the definition of what it can be has expanded. The reason: In the Washington region, as in every other high-growth metropolitan area, the demand for affordable housing is way beyond what federal housing programs can provide.

The Chinese property sector is in a deepening crisis with a rising risk of default among some developers as they struggle to sell apartments and raise funds. Separately, China's central bank announced guidance on relaxing residential housing loan rules, in a move aimed at boosting loan applications and house purchases. The central bank also said it would stick to the principle that houses are for living in and not vehicles for speculation. On Friday, the housing ministry, the central bank and the national financial regulator also jointly issued a notice easing mortgage policies to help revive the sector. China's housing market has over the past two years been grappling with a severe debt crisis - initially triggered by government moves to rein in ballooning debt.

Indeed, seasonally adjusted sales of new homes rose 31 percent in July from a year earlier, while seasonally adjusted sales of existing homes (a bigger market) fell 17 percent over the same 12 months. The Fed raises rates to cool off the housing market and the inadvertent effect is to increase housing construction. On third glance, though, rate lock really does screw up the housing market. When the inventory of existing homes for sale declines because of rate lock, “the matching process that has to occur becomes more complicated,” he said. In May the inventory of existing homes for sale, 1.08 million, was less than half its average since 1999.

New home sales rose to a 17-month high in July

Washington, DC CNN —New home sales rose in July from the month before, beating estimates and reaching a 17-month high, as buyers continue to look to new construction as an option in the face of a historically low supply of existing homes. While new home sales have been trending higher over the past year, sales of existing homes have been down for the past few months. Sales in the Midwest surged 47.4% from a month ago and sales in the West were up 21.5% from June. Meanwhile, sales in the Northeast declined by 2.9% from last month and dropped by 6.3% in the South. “When existing homes are hard to find, new homes at the right price are a good substitute.”

Loeffler fears a land grab on Maui would mean the loss of Hawaiian culture. Affordable housing advocates such as Hawaii Alliance for Progressive Action (HAPA) are calling for a moratorium on foreclosures. Lowe's reported mixed fiscal second-quarter results on Tuesday, as consumers tackled springtime projects and helped offset weakening home improvement demand. It anticipates total sales will range between $87 billion and $89 billion for the period. It projects comparable sales will drop by 2% to 4% this fiscal year. Lowe's is more reliant on do-it-yourself shoppers for its sales than Home Depot is, but has tried to change that. Only about a quarter of Lowe's sales come from home professionals, while Home Depot typically gets about half of its sales from them.

NYC Mayor Eric Adams outlined a proposal to convert office buildings into affordable homes. Adams said the goal is to create as many as 20,000 homes to help solve the city's housing crisis. "It makes no sense to allow office buildings to sit empty while New Yorkers struggle to find housing. Empty office buildings are an issue across US cities including San Francisco and Chicago. Building backyard tiny homes can be expensive. There are three states that will help with the cost, by providing homeowners with grant money. These backyard homes, called accessory dwelling units, or ADUs, are small housing units that homeowners can build on their property. OTTAWA, Aug 21 (Reuters) - The Canadian government, under pressure over the rising cost of housing, could consider capping foreign student visas, which have rocketed in recent years, new Housing Minister Sean Fraser said on Monday. Official data show there were more than 800,000 foreign students with active visas in 2022, up from 275,000 in 2012. Canada is a popular destination for international students since it is relatively easy to obtain a work permit. Fraser, who was immigration minister before taking up his job last month, said the sharp rise in the number of students was putting pronounced pressure on some housing markets. Asked whether a cap could be imposed on the number of foreign students, he said, "I think that is one of the options that we ought to consider."

A landlord in London was found to be renting out a four-bed house to 40 tenants. Brent Council released a statement saying that "slum" landlord Jaydipkumar Rameshchandra Valand made £360,000, approximately $457,000, from the tenants at the property in Wembley, northwest London. Valand was previously found guilty of housing offenses at another property in January 2022, when officers discovered he made £1,400 a month from uncontracted tenants. The property had numerous issues, including fire safety violations, waste buildups, unhygienic conditions, and "disrepairs," per the council. Rogue London landlords were fined £8.6 million, or nearly $11 million, in the first three months of 2023, the Evening Standard reported.
