The housing market will see a stronger, prolonged spring homebuying rush this year, real estate pros say. Buyers and sellers are slowly wading back into the market as mortgage rates edge lower. That's not what economists had originally expected for the housing market this year. "Until we see mortgage rates really improve, we don't expect owners to come back very, very quickly." Affordability conditions have been steadily improving after a bad year for the housing market.

PHILADELPHIA (AP) — Philadelphia 76ers team president Daryl Morey expressed optimism on Friday that reigning NBA MVP Joel Embiid would return from a knee injury in time for a possible postseason run. “We're hopeful,” Morey said before the 76ers hosted the Atlanta Hawks and three days after Embiid underwent surgery on his left knee. The initial report from the 76ers said that Embiid would be “re-evaluated” in four weeks. Morey declined to describe the exact procedure that Embiid had, which would have provided a clue to the significance of the injury. “Our priority was to get a big, but we wanted to add to our playoff rotation this year,” Morey said.

PHILADELPHIA (AP) — The slumping Philadelphia 76ers have acquired guard Buddy Hield from the Indiana Pacers for Marcus Morris Jr., Furkan Korkmaz and three second-round draft picks, a person familiar with the decision told The Associated Press on Thursday. The Sixers also sent Daniel House and a 2024 second-round pick to the Detroit Pistons, the person said. The House trade creates $4.3 million in cap space as part of the traded player exception. The trades have opened salary cap and roster space for the Sixers to pursue a player on the buyout market. Hield has been one of the top 3-point shooters in the NBA for years in both volume and makes.

In a letter days before the Fed’s decision Wednesday to hold interest rates steady at a 23-year high, Democratic US senators blasted the central bank for America’s housing woes. In 2021 when the Fed’s key interest rate was near zero, home-price growth soared at a historic double-digit pace, according to the S&P CoreLogic Case-Shiller National Home Price Index. Divounguy said that the average 30-year fixed mortgage rate will likely not fall below 6% this year. Washington, DC CNN —Americans are living through the toughest housing market in a generation and, for some young people, the quintessential dream of owning a home is slipping away. Mortgage rates surged in recent years, hitting the highest levels in more than two decades last fall. CNN spoke with some young Americans about their thoughts on the current state of the US housing market and their plans for the future. “The housing market is not a single person’s market.”What typically happens when a regional housing market becomes too unaffordable is that people without the means simply move somewhere cheaper, such as a suburb an hour away, for example. Still, affordability takes into account mortgage rates, family incomes and single-family home prices, which remain a vexing pain point.

DETROIT (AP) — Prosecutors have appealed the dismissal of a manslaughter charge against a former Detroit police officer accused of causing the death of a 71-year-old man by punching him in the face and causing him to fall to the ground. Homebuyers have gained more purchasing power as mortgage rates have edged lower. That's due to a steady decline in mortgage rates, with the 30-year fixed rate hovering around 6.7%. That's thanks to the recent decline in mortgage rates, which has taken the cost of borrowing on a 30-year fixed mortgage to around 6.7%, Freddie Mac data shows. With rates hovering around 6.7%, that means the typical homebuyer will pay $2,545 on their monthly mortgage payment – down from the median monthly payment of $2,713 when mortgage rates hovered around 7.8%. Prospective buyers shouldn't try to time interest rates before entering the housing market, Redfin chief economist Daryl Fairweather said.

As people age, they need homes that are more accessible and easier to maintain. Large homes often have multiple floors, yards, and other features that make them trickier to navigate for older people. AdvertisementSchuetz says there's not a dearth of large homes in the US. Instead, there's really just a mismatch between large homes and occupants who don't need them. But many more family-sized apartments and other homes will need to be built to make up for the lack of large homes on the market.

Then there’s the much more entertaining murder mystery, in which one or two people have been killed, or perhaps none. A priest once posted to Kilkinure is found dead in his Dublin home, and suspicion falls on the protesting women. At about the same time, Lorna hits her head in a pub and wakes up at home, to find a dead woman propped against the wall of her sitting room. Murtaugh, greatly abetted by Wilson, balances the heaviness of his material with a humor and a lightness of spirit that make “The Woman in the Wall” a brisk, engaging production. And the closing credits offer a bonus: a few bars of a haunting, unreleased number, “The Magdalene Song,” that Sinead O’Connor recorded shortly before her death which dovetails with Wilson’s performance.

Holiday burnout is a term that describes "the mental, physical, and emotional exhaustion that someone can experience during or after the holiday season," Michelle Felder, founder and CEO of Parenting Pathfinders, told Insider. It's important to be proactive since burnout can lead to lasting changes in how your body responds to stress. For advice, I asked therapists about the signs of holiday burnout and what you can do to prevent it from ruining the festivities. With repeated and prolonged exposure to stress, your body has a harder time recovering from the fight or flight response. When you're constantly rushed, it can be challenging to "enjoy holiday activities and events that you used to look forward to," Appleton said.

The nature of the dispute between Daryl Hall and John Oates, which had been obscured in sealed court documents, became clearer on Thursday as one of pop music’s most recognizable and long-running duos put their fight in front of a judge in Nashville. Details of the collapse of the 50-year artistic collaboration and business partnership between the two had been trickling out for days in court papers submitted before Thursday’s hearing in Chancery Court, where Hall and Oates were represented by lawyers but did not appear. Hall, the lead singer and songwriter for many of the band’s hits, is arguing that Oates violated their contract by moving to sell his portion of one of their business partnerships without Hall’s approval. Hall’s lawyers went to court to block any sale while their business disagreement goes through a separate arbitration process. On Thursday, Chancellor Russell T. Perkins granted their request, preventing Oates from going further in the agreement until the arbitrator resolves the impasse, or until Feb. 17.

Warnock said some of the “salacious” allegations in Hall's declaration have nothing to do with what was being discussed in court Thursday. The lawsuit contends that Hall opened an arbitration process on Nov. 9 against Oates and the other defendants in the lawsuit, Oates’ wife, Aimee Oates, as well as Richard Flynn, in their roles as co-trustees of Oates’ trust. Hall was seeking an order preventing them from selling their part in Whole Oats Enterprises to Primary Wave Music. Primary Wave has already owned “significant interest” in Hall and Oates’ song catalog for more than 15 years. Additionally, Hall said in his declaration he would not approve such a sale and doesn’t agree with Primary Wave’s business model.

"A land value tax would fix that" has become a popular, and sometimes comedic, Twitter response to a range of policy conundrums among urbanists and YIMBYs. It would incentivize landowners to maximize the revenue from their property — building an apartment building instead of, for example, a parking lot. And because rich individuals and corporations own most land in cities and towns, land taxes would disproportionately fall on the wealthiest. Pure Georgists advocate for abolishing all taxes besides land value taxes. Instead, they want to see more regressive levies — like sales taxes — or those that penalize investment — like property taxes — reduced.

1 hits like “Rich Girl, “Maneater” and “She’s Gone” in the 1970s and ’80s, followed by a more recent cultural resurgence, Daryl Hall and John Oates have long been one of pop music’s most celebrated duos. Now, the discord is undeniable as Hall, 77, has filed a lawsuit in Nashville against Oates, 75, the partner with whom he was inducted into the Rock & Roll Hall of Fame in 2014. The lore of Hall and Oates dates back to 1967, when the musicians were students at Temple University. A few weeks later, Oates’s band split up after two of its members joined the military, and Hall invited Oates to play guitar for his group. Later on, they started writing music together, landing a deal with Atlantic Records in 1972 that propelled them to pop stardom.

LOS ANGELES (AP) — An elevated Los Angeles freeway closed for more than a week because of an arson fire reopened ahead of Monday morning's commute, at least a day earlier than previously announced and weeks ahead of the original estimate. “Welcome back, Los Angeles!” Mayor Karen Bass posted late Sunday on X, formerly known as Twitter. Gavin Newsom said recent safety inspections showed the span was safe to start reopening Sunday evening and that the freeway would be “fully operational” before Monday's rush hour.
