Not only has that made mortgages much more expensive, it’s exacerbated the long-standing shortage in housing supply, particularly at the lower-priced part of the market. The market machinery that cranks out housing supply at the bottom of the market has effectively ground to a halt. But falling rates will not solve the underlying structural problems that caused the housing shortfall in the first place. Once rates normalize, housing affordability will simply return to where we were prior to the pandemic, going from dismal to just bad. Lawmakers should complement this support to increase the supply of housing with targeted help for those looking to buy their first home.

Homes and a vehicle were hit in the southern Gazan city where hundreds of thousands of displaced Palestinians have fled since the war began. Now, Israel’s stated intention to expand its ground invasion into Rafah has left her terrified, with no idea where she and her family could flee. As the war has raged, Ahlam Shimali has watched as people have fled fighting and destruction elsewhere in Gaza and packed into Rafah, the territory’s southernmost district, where she lives. “What would happen to us if there were tanks, clashes, an invasion and an army?” said Ms. Shimali, 31. In Las Vegas, the cacophony of voices, music, ringing slot machines and car horns that typically pulsed through the Las Vegas Strip was replaced by silence, the chirps of birds and the wails of sirens. At 4:17 a.m. on Tuesday, thousands of people in cities across southern Turkey gathered to cry, light candles and chant against the government, marking the moment a year ago that a powerful earthquake devastated the region. The 7.8-magnitude quake, followed by a second violent tremor hours later, damaged or destroyed hundreds of thousands of buildings, killing more than 53,000 people in southern Turkey and another 6,000 people in northern Syria. It was the area’s broadest and deadliest earthquake in hundreds of years. Many accused building contractors of cutting corners to increase their profits and the government of failing to enforce safe building standards. That vow remains only partly fulfilled, and efforts to hold people accountable over faulty constructions are proceeding slowly.

Relief and Works Agency for Palestine Refugees, or UNRWA, the nearly 75-year-old agency that is almost entirely funded by voluntary contributions. But now is exactly the wrong time to halt funding for UNRWA. Norway is standing fast to our commitment to continue funding this crucial agency and to the Palestinian people. As the Norwegian foreign minister, I urge fellow donor countries to reflect on the wider consequences of cutting UNRWA off. And since UNRWA also supports millions of Palestinian refugees in the West Bank, Jordan, Lebanon and Syria, a stop to payments could further destabilize an already extremely volatile region.

Today, Cargill still operates 12,000 acres of salt ponds, capable of crystallizing half a million tons of sea salt each year. She remembers visiting the salt ponds for the first time during a science class in third grade. She started by going up in the air once a year to photograph the salt ponds.

New York CNN —Walmart is joining the AI, drone and tech race. The superstore announced that it is offering drone delivery for up to 75% of the Dallas area’s population, or about 1.8 million homes. But drone delivery as a concept isn’t new, and Walmart’s timeline to take off in Dallas is remarkably short. Normally, customers who need to shop for a Super Bowl party search for items on the Walmart app individually, the company said. Walmart also announced advancements in its InHome service, which it debuted in 2019 to deliver groceries straight into customer’s refrigerators.

Of the many strengths of “Southern/Modern,” a daring and revisionist show about the American South at the Georgia Museum of Art in Athens, the one that follows you out to your car is the alternate history of modern art it proposes. Southern art — or food or literature, for that matter — has long suffered a reputation of isolation. You would have to be born there,” says the tortured Quentin in William Faulkner’s “Absalom, Absalom!” Ninety years later, Southern exceptionalism is over (mostly), and the area’s artists and curators and chefs now go to great, overcorrective lengths to be global, to be modern. But the artists of Faulkner’s day — they were still responding to an ancient, haunted South. These 100 or so paintings and prints suggest an invigorating direction that was there all along: a pungent pairing of social history with artistic experiment during the first half of the 20th century.

The Wild Beauty of Moss

And yet moss — unassuming and literally underfoot — has long been overlooked by Western naturalists. In fact, some of the most popular plants known as moss are not actually mosses (Irish moss belongs to the carnation family; Spanish moss is a bromeliad). SOPHIA MORENO-BUNGE, the founder of the Los Angeles floral design studio Isa Isa, especially enjoys working with Spanish moss around the holidays. In Los Angeles, moss can be hard to come by, but farther north, it’s a defining element of the landscape. The Portland, Ore.-based floral designer Françoise Weeks uses several types to create her abstract woodland wall sculptures, which also feature curling bark, dried seed pods and wildflowers.

OTTAWA—Canada’s capital wants to shed its image as a party pooper. Canadians know Ottawa as the home of government, where roughly a quarter of the metropolitan area’s 1.5 million residents work in the public sector. They also know Ottawa, fairly or not, as “the city that fun forgot,” a moniker penned over four decades ago by the late Canadian political commentator and satirist Allan Fotheringham. The label has stuck. YouTube celebrities have traveled here to document whether Ottawa is as drab as advertised.

On Nov. 8, 1971, Led Zeppelin released its iconic fourth studio album, which was untitled but is widely known as “Led Zeppelin IV.” It features the band’s major hit “Stairway to Heaven,” and the wordless cover shows the image of a bearded, older man with a large bundle of sticks on his back against the backdrop of a decaying wall. Now, 52 years later to the day, a minor mystery about that cover has been solved. Sometimes thought to be a painting, the image, it turns out, was a Victorian-era photograph of a man who made thatched roofs for cottages in Wiltshire, a rural county in southwestern England. His name was Lot Long and he was 69 at the time, according to Brian Edwards, a researcher who found the photo. As he was looking through a Victorian photo album full of landscapes and houses, Mr. Edwards noticed a photo he had seemingly seen before.

CINCINNATI (AP) — The Cincinnati Bengals showed a national TV audience on Sunday night they are still serious AFC playoff contenders. The latest was a 24-18 victory over the Buffalo Bills in a rematch of a divisional playoff game from last season. Joe Burrow threw for a season-high 348 yards and two touchdowns, and Cincinnati's defense forced two turnovers and held off the Bills. The subsequent Bengals drive ate up 5:20 and a 20-yard field goal by Evan McPherson extended Cincinnati's lead to 24-10. Aided by a roughing the passer call on the Bills' Tim Settle, Burrow put together another extended drive.

The three proposed tranches of semiautomatic and automatic rifles are valued at $34 million and are being ordered directly from American gunmakers, but they require State Department approval and congressional notification. U.S. officials attributed that to the encouragement of settlers by the far-right government of Prime Minister Benjamin Netanyahu and statements by some Israeli officials supporting the annexation of the West Bank. Since Oct. 7, more than 150 Palestinians have been killed in the West Bank — nearly equal to the number in all of 2022, according to the Palestinian Health Ministry. Settler intimidation of Palestinians, leading to their displacement from strategic areas of the West Bank, makes any prospect of that much more difficult. State Department officials who oversee weapons sales have discussed potential concerns with Israeli counterparts.
