Spring hasn't officially sprung yet, but the spring housing market already appears to be on the move despite stubbornly higher mortgage rates. Mortgage applications to purchase a home increased 11% last week compared with the previous week, according to the Mortgage Bankers Association's seasonally adjusted index. There were 14.8% more homes actively for sale in February compared with the same time last year, according to Realtor.com. Notably, homes priced in the $200,000 to $350,000 range grew by 25% from a year ago, outpacing all other price categories. There are very few borrowers today with rates that are high enough to benefit from a refinance.

Most people think of endangered languages as far-flung or exotic, the opposite of cosmopolitan. All told, there are more endangered languages in and around New York City than have ever existed anywhere else, says Perlin, who has spent 11 years trying to document them. She has published children’s books in Wakhi and other endangered languages of the Pamir mountains in Central Asia. By the start of the pandemic, the city had begun official outreach in nine Indigenous languages and recorded videos in several other endangered languages. We cross-referenced E.L.A.’s New York City language list with three independent databases that track the threat level of languages around the world: Ethnologue, which catalogs all known living languages in the world; UNESCO’s World Atlas of Languages, a survey of all the languages spoken in UNESCO member states; and the Endangered Languages Project, a site to which the public can contribute content, managed by the First Peoples’ Cultural Council and the Endangered Languages Catalogue (ELCat) project at the University of Hawaii at Manoa.

The national median price of rent for apartments ranging from studios to two-bedroom apartments fell 0.3% year-over-year to in January. Still, prices are over 18% higher than pre-pandemic levels, due to continued strong demand and limited supply in some markets. The national median rent for a two-bedroom apartment was $1,892 in January, down 0.6%, while rent for a one-bedroom was essentially flat at $1,591. Still, even with the uptick, Chicago’s median rent of $1,852 is almost $1,000 less than coastal big cities like New York at $2,844 and Los Angeles at $2,829. But the supply of new multifamily housing is growing, which helps to bring down rental prices, according to the report.

(AP) — Bernhard Langer tore his Achilles tendon while exercising and had surgery on Friday, putting the 66-year-old German out of golf during a year he planned to play the Masters one last time. Langer last year broke Hale Irwin's record for PGA Tour Champions victories when he won twice to reach 46 titles on the 50-and-older circuit. Masters champions have a lifetime exemption, and it's possible Langer could still return next year for one last Masters. “Yesterday, during training exercises in Boca Raton, I tore my Achilles tendon. “It’s going to be very emotional, especially Augusta, because it’s been a big part of my life,” Langer said.

“Feud: Capote vs. the Swans,” which premieres Wednesday on FX (streaming on Hulu), is something that its protagonist could not abide: a bore. The second season of the anthology series “Feud” stretches the story of Truman Capote’s falling out with the “swans” of New York society across eight episodes and more than seven hours. They have gone instead for chilly, moralistic and cautionary. “Capote vs. the Swans” feels as forbidding and vindictive as the society wives who pass judgment on Capote. An element in that affect is the fashionably fractured approach the show takes to its storytelling.
