For the first time in two years, Mark Cuban is selling a portion of his collection of non-fungible tokens — and he's already made a little over $39,000. Unlike the more popular fixed-rate mortgage loans, ARMs can offer temporary relief for homebuyers who want to avoid paying higher mortgage rates — however, they also come with risk. That means when mortgage rates increase, many ARM loan holders, like Hernandez, experience the unpleasant shock of significantly higher monthly home payments. Mortgage rates have remained elevated, adding fuel to one of the most unaffordable housing markets in decades. To Hernandez, it made little sense to refinance the loan while the 30-year fixed mortgage rate remains higher than her new adjusted rate. Marquis said that taking out an ARM loan might be worthwhile for those with a higher risk appetite.

Hotshot Wall Street lawyers are now so in demand that bidding wars between firms for their services can resemble the frenzy among teams to sign star athletes. Scientists have now found evidence that a group of the winged travelers flew over 2,600 miles (about 4,200 kilometers) across the Atlantic Ocean without stopping, according to a new study published June 25 in the journal Nature Communications. The insects, which are not usually found in South America, were worn out with holes and tears in their wings. Tracking a butterflyResearchers took a few crucial steps to confirm these out-of-place butterflies really did travel across the ocean. By this method, the scientists concluded the butterflies’ birthplace to be in either Western Europe, North Africa or West Africa, she added. The researchers hope to use the same techniques to investigate the migration patterns of other species of butterflies, she added.

From Monday, users will need to present a doctor’s prescription to a pharmacist to buy vapes, and the choice will be limited to three flavors: mint, menthol and tobacco. Dozens of countries have banned disposable vapes, but with the ban on vape sales in shops, service stations and other small retailers, Australia has introduced “world leading” laws, according to the government. Adults will be able to buy vapes in pharmacies, without a prescription – but the devices may be hard to find after some leading pharmacy chains declared they would refuse to stock them. Despite the rising cost of cigarettes, some fear that young vapers – having been locked out of the vape market – will turn to cigarettes to get their nicotine fix.
