A recession is all but inevitable for the U.S. and investors should be playing defense in that kind of environment, according to the head of the TCW Group. "We are going to have a recession, because that's the way the world works," Katie Koch, CEO of the firm with $210 billion under management, said Thursday at CNBC's "Delivering Alpha" conference. Higher rates have long been thought to work with lag effects, the timing of which is uncertain and dependent on a variety of factors. "I do think it pays to be patient and wait to see higher rates work their way through the system," Koch said. "We haven't seen the pain of higher rates, but it's coming."

Blackstone, the biggest owner of commercial real estate in the world, is placing its bets on the student housing rental market as demand surges worldwide. She highlighted last year's acquisition of student housing provider American Campus Communities as one way Blackstone can work with universities to increase supply amid shortages. The company, she added, also focuses on rental housing because it shows a "great deal of resiliency." But student housing issues aren't solely a U.S. problem, and Blackstone has made investments in Australia, Canada and the U.K. as students seek English-language degrees, McCarthy said. Along with student housing, McCarthy also highlighted datacenters and logistics as other key conviction real estate areas as artificial intelligence booms and consumers do more online shopping.

Many investors were burned in the years leading up to Covid during the rise of ESG and bear market in oil. "We like that investment," said Jase Auby, the chief investment officer for the pension system, which has a 6% allocation to energy and energy infrastructure. Auby said his pension system stress tests for oil prices because it is very volatile. The Texas pension system is a long-term investor and looks at energy that way, as it does the broader commodities complex. "I get the hedge in the inflation scenario," he said, adding that the pension system holds commodities in its risk parity portfolio for inflation reasons.

Altimeter Capital Chair and CEO Brad Gerstner is massively bullish on artificial intelligence, saying the power of the advanced technology could even trump the internet. "AI is going to be bigger than the internet, bigger than mobile and bigger than cloud software," Gerstner said at CNBC Delivering Alpha Investor Summit on Thursday in New York. Billionaire hedge fund manager Bill Ackman believes long-term Treasury yields can shoot even higher in the short run on the back of stubborn inflation. "I would not be shocked to see 30-year rates through the 5% barrier, and you could see the 10-year approach 5%," he told CNBC's Scott Wapner at the CNBC Delivering Alpha Investor Summit on Thursday in New York City. "You have a generation of people that are used to rates, you know, four sounding like a high interest rate. The benchmark 10-year Treasury yield hit a 15-year high this week, topping 4.65%, as the Federal Reserve signaled higher interest rates for longer this month. The 30-year rate last traded around 4.71%.
