That's not to say predictions of a commercial real estate rebound are a sure bet. Here are four signs that support Gray's prediction that the commercial real estate market may be bottoming. (New York Community Bank had previously purchased $2.7 billion in Signature's loans and deposits, but not the real estate loans.) According to David Seifert, partner at private equity real estate firm Velocis, there are some sweet deals to be had in secondary sales of private-equity funds tied to real estate. The road aheadWhere Gray sees signs of bottoming, others think commercial real estate has much further to fall.

The ruling was not related to a defense effort to disqualify Fani T. Willis, the district attorney of Fulton County, Ga., who is leading the case. Count 5 concerned a call that Mr. Trump made to David Ralston, who was then the speaker of the Georgia House. During that conversation Mr. Trump pressed Mr. Ralston to call a special legislative session to appoint new electors. Mr. Trump and his former personal lawyer, Rudolph W. Giuliani, had faced the most charges, at 13 apiece. They include Mark Meadows, the former White House chief of staff, and John Eastman, a legal architect of the plot to deploy fake electors in swing states that Mr. Trump lost.

An intense weekend of campaigning, with the rivals both visiting the critical swing state of Georgia, laid out the stakes of their clash – as well as their strategies and vulnerabilities. Still, a successful State of the Union address can clarify a president’s purpose not just to voters – but to himself and his own campaign. Backstage in Georgia, Trump met the parents of Laken Riley, the 22-year-old nursing student who was allegedly killed by an undocumented migrant. Biden’s campaign knows it must do more to defuse concerns about his capacity to fully serve a second term. “Here’s a guy who’s kicking off his general election campaign up the road with Marjorie Taylor Greene.

Rome, Georgia CNN —President Joe Biden and former President Donald Trump will hold dueling events Saturday in Georgia as their rematch for the White House moves from an inevitable likelihood to an inescapable reality. “Georgia has been ground zero on the national political landscape since 2018,” said Fred Hicks, a Democratic strategist based in Georgia. Dine Brands Global is considering an Applebee’s and IHOP combination, according to an earnings call on February 28. Dine Brands is the parent company of both restaurant chains. Because of the cost to build an Applebee’s, Dine Brands is “assembling a prototype” for another option. The revenue for the joint restaurants could double that of the standalone restaurants, the company said in the earnings call. Combination locations allowed these restaurants, such as Auntie Anne’s and Cinnabon, to expand past malls and into busier streetside spots.

But there’s also the loud minority of “Never Trump” Republicans, represented by figures like former Illinois Rep. Adam Kinzinger or former New Jersey Gov. In North Carolina, exit polls suggest Trump won a slim majority of Republican voters with a college degree. But there’s a third camp: the reluctant Republican stalwarts who are neither Always Trump nor Never Trump. In general, these Republicans tend to seek traditionally defined conservative policy victories – from school choice to tax cuts to a strong national defense. But they can also see the potential for conservative policy victories in a second Trump administration.

When a 22-year-old nursing student was found dead on a wooded trail at the University of Georgia in what’s believed to be the first homicide on campus in nearly 30 years, it set off waves of grief and fear that shook the university to its core. But when a 26-year-old migrant from Venezuela was charged on Friday with kidnapping and murdering the student, Laken Riley, it did something else: It transformed Athens and Clarke County, a community of about 130,000 people some 70 miles east of Atlanta, into the latest flashpoint in the political fight over American immigration policy. In a social media post on Monday, former President Donald J. Trump called the suspect, Jose Antonio Ibarra, a “monster,” and blamed President Biden for an “invasion” that is “killing our citizens.” Earlier in the day, at an event at the university, Gov. Brian Kemp of Georgia decried “an unwillingness by this White House to secure the southern border.”A third Republican, Representative Mike Collins, who represents Athens, wrote on social media: “The blood of Laken Riley is on the hands of Joe Biden, Alejandro Mayorkas and the government of Athens-Clarke County,” referring to the unified city-county government.

CNN —A vigil will be held Monday afternoon for Laken Hope Riley, an Augusta University nursing student who was found dead after jogging on the University of Georgia campus last week, as her suspected killer’s immigration status has drawn the scrutiny of Republican leaders. Riley, who was a UGA student until May 2023, was found dead Thursday near a lake on the university’s campus from blunt force trauma, according to UGA Police Chief Jeff Clark. Riley’s killing has left the University of Georgia to grieve two tragic deaths that occurred less than a day apart: Her body was discovered just hours after the death of a UGA student the previous night. The Monday afternoon vigil will be co-hosted by Riley’s Alpha Chi Omega sorority at UGA in remembrance of both of the dead students, the university said. Clark referred to Riley’s killing as a “crime of opportunity,” noting he believes the suspect acted alone.

ATLANTA (AP) — Georgia's Senate passed a bill Tuesday that would revive a new commission that some Democrats say is aimed at disrupting Fulton County District Fani Willis' prosecution of former President Donald Trump. “This has never been about the district attorney from Fulton County,” Robertson said on the Senate floor. However, the panel was unable to begin operating after the state Supreme Court in November refused to approve rules governing its conduct. ATLANTA (AP) — A bill to require cash bail for 30 additional crimes is headed to Georgia Gov. The GOP-dominated House voted 97-69 for Senate Bill 63 on Monday, backing a measure that would erodes changes that Republican Gov. “This legislation will make it clear that Georgia is not going down the path of failure seen by other states and communities that have eliminated cash bail," Gaines said. It’s part of a push by Republicans nationwide to increase reliance on cash bail, even as some Democratic-led jurisdictions end cash bail entirely or dramatically restrict its use. Under the bill, bail would be required for a second or later misdemeanor offense of reckless driving or criminal trespass, as well as for any misdemeanor battery.

Fox held separate pre-Iowa town halls for DeSantis and Haley, but at 6 p.m. before prime time. Frustration boiled over when DeSantis' campaign manager, James Uthmeier, felt that a Fox graphic didn't show the extent of the candidate's appearances in Iowa. Still, a source familiar with the thinking inside the DA’s office told CNN they would be “mystified” if it succeeds in removing her. “I think a lot of what I’ve read is more of a distraction and not legally substantive,” James told CNN in a sit-down interview. The House voted 95-75 along party lines for House Bill 881, sending it to the Senate for further debate. Monday's measure removes the requirement for Supreme Court approval. Trump on Thursday joined an effort by co-defendant Michael Roman to have Willis, Wade and their offices thrown off the case. Kemp has said he prefers that the prosecutor oversight panel and not the Senate committee probe any accusations of misconduct by Willis. But Democrats warn that removing the requirement for the Supreme Court to review rules could leave the commission itself without oversight.
