A settlement reached this week threatens to strike a blow to an established standard of residential real estate: the 6 percent sales commission. It also will change who pays it. The deal, reached after a yearslong court battle initially brought by a group of home sellers in Missouri, calls for the powerful National Association of Realtors, which has long regulated the way U.S. homes are sold, to amend its rules on how Realtors for sellers and buyers are compensated. In most real estate transactions in the United States, both the seller and buyer have an agent representing them. For decades, there’s been a standard for paying these agents: a commission of between 5 and 6 percent of the home’s sale price, covered by the seller and split between the two agents.

The country’s embattled prime minister, Ariel Henry, has been stranded for days in Puerto Rico as the gang takeover has made it impossible for him to return. Mr. Henry had traveled to Kenya last week to make final arrangements for the East African country to deploy 1,000 police officers in a U.N.-sanctioned mission to quell the violence. But the deepening chaos is raising doubts about whether the plan can move forward. LOS ANGELES (AP) — Extreme heat and wildfire smoke are independently harmful to the human body, but together their impact on cardiovascular and respiratory systems is more dangerous and affects some communities more than others. A study published Friday in the journal Science Advances said climate change is increasing the frequency of both hazards, particularly in California. The authors found that the combined harm of extreme heat and inhalation of wildfire smoke increased hospitalizations and disproportionately impacted low-income communities and Latino, Black, Asian and other racially marginalized residents. Homes and work places with air conditioning and neighborhoods with tree canopy cover are better protected from extreme heat, and some buildings filter smoke from wildfires and insulate heat more efficiently. “For a variety of reason, they tend to feel climate change much worse than other non-underserved communities, and I think it's really important to highlight this social injustice aspect of climate change,” said the emergency physician and fellow at the Harvard T.H.

For now, the average rate on a 30-year mortgage remains sharply higher than just two years ago, when it was 3.55%.

LOS ANGELES (AP) — Japan's Sekisui House Ltd. is buying Denver-based homebuilder M.D.C. Holdings Inc. for $4.9 billion in a deal that would make the Japanese company the fifth-largest builder of new homes in the U.S. The companies said Thursday that they reached a definitive agreement for Osaka-based Sekisui to acquire M.D.C. Holdings for $63 per share. The all-cash offer translates to a roughly 19% premium over M.D.C. Holdings' closing stock price Wednesday.
