Easing mortgage rates won't fully unwind the "lock in" effect, Capital Economics said. Home moves and market activity will remain muted even if borrowing costs become more attractive. "Even if mortgage rates fall to 6% as we expect, mortgage rate 'lock in' will continue to curb home moves," Capital Economics strategists said. In the research group's view, housing market activity will remain muted as competition for homes stays tight and affordability remains historically low. The strategists expect mortgage rates, too, will continue to trend above pre-pandemic levels.

Gold futures settled at the highest level ever on Monday as traders bet the Federal Reserve will start cutting interest rates in the second half of the year. When adjusted for inflation, gold set an all-time high of about $3,200 in 1980, according to Peter Boockvar, chief investment officer at Bleakley Financial Group. Gold has has performed well despite high interest rates and a strong dollar, he said. Gold now has upside on the expectation that the Fed will start cutting interest rates this year as inflation comes down, hesaid. Turkish annual consumer price inflation soared to 67.07% in February, the Turkish Statistical Institute said Monday, coming in above expectations. Analysts polled by Reuters had anticipated annual inflation would climb to 65.7% last month. The combined sector of hotels, cafes and restaurants saw the greatest annual price inflation increase at 94.78%, followed by education at 91.84%, while the rate for health stood at 81.25% and transportation at 77.98%, according to the statistical institute. "Obviously a disappointing set of inflation prints this morning," Timothy Ash, emerging markets strategist at BlueBay Asset Management, wrote in a note. He added that this development has "continued to put downward pressure on the lira," creating an inflation pass-through.

Pfizer 's vaccine against respiratory syncytial virus maintained protection for older adults across two full seasons of the disease in an ongoing late-stage clinical trial, the company announced Thursday. The shot's efficacy declined slightly compared with the levels of protection after one RSV season, but the new data suggests that the jab generally offers durable protection for adults ages 60 and above, who are more vulnerable to severe illness from RSV. The jab showed 66.7% efficacy against that condition after one RSV season. Pfizer noted that the vaccine showed consistent efficacy against RSV A and RSV B, which are the two major subtypes of the virus, after the second RSV season. Analysts don't expect the committee to make a final recommendation until June – a decision that may have huge implications for Moderna , which is hoping to launch its own RSV jab this year.

BuzzFeed said on Wednesday that it was selling Complex — a media start-up known for its coverage of streetwear and pop culture — at a significant discount from its purchase price. Housing starts collapsed 14.8% month-over-month in January to a five-month low, according to Census Bureau data released Friday. The decline in new construction flies against the trends of strong and rising demand throughout 2023 and into this year. It also marks a reversal from a period of rising supply seen recently, with new housing starts jumping 14.8% last November. David Rosenberg, economist and president of Rosenberg Research, said in a note that it's hard to determine how much seasonal factors like inclement weather played a part in sending construction starts tumbling last month. Rosenberg added that a strong pipeline of multifamily construction will continue to impact the market for the foreseeable future.
