When mortgage rates shoot up, as they did over the past two years, many would-be sellers decide they don't want to move after all. AdvertisementAs the Federal Reserve began pushing up borrowing rates in the spring of 2022, hoping to reel in rising inflation, mortgage rates went vertical. So far, this system of pooling together mortgage bonds and selling them to investors is pretty close to the American way of doing things. When US homeowners pay off their mortgages, they have only one option: pony up the amount left on the loan. That's not just good for buyers or sellers or mortgage loan officers — it's good for everyone.

Netflix forecasted its subscriber growth to be lower in quarter two, chalking it up to “typical seasonality.” That led the stock to slide nearly 5% in after-hours trading. CNN —It was a dream come true for millions of Taylor Swift fans, after the superstar released her latest album, “The Tortured Poets Department,” at midnight on Friday. “The strongest reset for the circadian system is bright light,” said Dr. Phyllis Zee, director of the Center for Circadian and Sleep Medicine at Northwestern University Feinberg School of Medicine in Chicago. “Research shows that movement can boost circulation and increase alertness, helping you shake off that sleepiness faster,” Daddy Dasgupta said. “It could limit your ability to sleep well that night,” said sleep specialist Kristen Knutson, an associate professor of neurology and preventive medicine at Northwestern University’s Feinberg School of Medicine. Some manufacturers say indicator lights can sometimes serve a practical purpose. For example, an indicator light could show that a device is charging or plugged in and working properly. The light has a long lifespan and doesn’t generate excess heat — important qualities for a technology that’s used every day. “As a manufacturer, adding an LED light does cost something, so to add one just to add one seems quite wasteful. Introduced predators kill about 25 million native birds in New Zealand annually, with about 4,000 native species threatened or at risk of extinction, according to the DOC. Under the program, the government plans to eradicate rats, possums (a marsupial native to the Americas), weasels, ferrets — and the pesky stoat. Chalky Island and the neighboring Passage Islands have been predator-free since 1999 following the first ever stoat eradication campaign, according to the DOC. And for Fleming, the recent stoat incursion only underscores the importance of the Predator Free 2050 plan. “If we eradicate stoats from Aotearoa (New Zealand) completely we remove the costs of incursions, and our wildlife can thrive alongside us,” he said.

Spring arrives, and with it, a semi-annoying, semi-invigorating mandate to spring clean — to clear out spaces both physical and psychological. Because I am constantly looking for reasons to get rid of old things, old ways of thinking and being that have outstayed their usefulness, I’m drawn to spring cleaning as an annual rite. But because I am also constantly reckoning with a pesky sense of dread regarding obligations of any size, I also find the concept of spring cleaning over-ambitious and intimidating. and panic (it’s that time of year and, once again, I have waited too long to call the accountant!). Who will buy TikTok from ByteDance?

At $100 billion, there are few companies that could afford to buy TikTok outright. Citing people familiar with the matter, the Journal wrote that Kotick “floated the idea of partnering to buy TikTok to a table of people that included OpenAI CEO Sam Altman.”CNN couldn’t independently confirm the report. Its one go at the social media scene, the buggy and short-lived Ping, was one of Apple’s biggest flops. And any tech executive or private equity investor thinking of buying TikTok would need to be prepared to enter the social media quagmire. A key question in assessing the value of a TikTok deal is whether China would allow ByteDance to export its algorithm — the secret sauce that keeps TikTok users glued to their phones.

Both “Oppenheimer” and “The Zone of Interest” tangle with the psychology involved in creating highly efficient killing machines. In both “Zone” and “Oppenheimer,” though, sound plays against image in a way that draws attention to itself, disconcerting the audience. THE DIRECTOR OF “OPPENHEIMER,” Christopher Nolan, has long played around with sound in his films, which are often very loud and propelled by an intense, driving score. (Watching one of his films can feel at times as if you’re immersed in one very, very long montage.) Nolan also prefers not to rerecord actors’ dialogue, leaving them mixed into the sound as they were recorded during the performance, which can make them a little hard to hear.

How Google lost its way

Just two months after Google launched Gemini, its flashy new AI model, the company revealed that it had already built a better version. Users have long bemoaned — and researchers recently found — a decline in the quality of Google Search results. The fact that Google is not far and away the self-driving-car leader, it's, like, a total joke," the former Google director said, adding that the problem of Google's lost supremacy is "maybe impossible to solve, frankly." New York CNN —Ticket prices for this year’s Super Bowl have dropped since last week, but it still might require hitting a casino jackpot to afford it. Despite the drop, this year’s Super Bowl still remains the most expensive on record, with the average purchase price currently at $9,850 — 70% more than the average purchase price of last year’s big game. The 2020 game, which was between the same two teams, was previously the most expensive Super Bowl on record, according to TickPick, which had an average purchase price of $6,370. Compared to the ticket prices, getting to Las Vegas and finding a place to sleep might seem like a bargain. As far as trees go, farms are promising there will be an adequate supply of trees this year. It typically takes eight to 10 years to grow a Christmas tree, depending on the variety and location, according to the National Christmas Tree Association, a trade group representing growers. “I haven’t heard of any community in America where people haven’t been able to get a Christmas tree and I don’t expect that will be the case this year,” said Tim O’Connor, executive director of the National Christmas Tree Association. Lipstick has been used, in various forms, for millenniums, but the struggle to make its color last has, seemingly, existed for just as long. “I have clients run a really hot washcloth over their lips,” explains Daniel Martin, a makeup artist and the global director of artistry and education at the beauty brand Tatcha. Begin by tracing the very edge of your lips with the pencil then color in the outline you’ve created. Martin, on the other hand, prefers to apply liner after lipstick, to touch up the edges. Other companies's product pages are cluttered with a mix of ads and product recommendations from competitors or sometimes irrelevant brands. The latest Apple product pages on Amazon have none of this extra marketing. In contrast, Amazon search results for other brands, such as Samsung and Sony, show at least two or three sponsored ads from rivals. At the time, Apple also asked Amazon to make its product pages clean, without any non-Apple product recommendations. By providing "accurate, relevant and qualitative content on Apple Product pages," Apple has been able to address much of the counterfeit issues on Amazon, the iPhone maker said.
