She had never purchased a home, and as a lawyer, I just assumed I knew how the system worked: The buyer has an agent, but the seller pays a commission (typically 6% of the sale price) that's split between their agent and the buyer's agent. So my agent wasn't going to find me my dream house, and the work of hunting was basically on me. But the real-estate industry has made it hard for many buyers to understand just how little having an agent can help. The class-action settlement with the NAR is going to make it a lot harder for sellers to be forced to pay for buyers' agents. Going forward, for people like me without an agent, a savvy seller may pay just 3% of the sales price to their own agent instead of 6% to be split with a buyer's agent.

Bland photography and perfunctory writing are the very least of my issues with “Next Goal Wins,” a movie-shaped stain on the class of entertainment known as the sports-underdog comedy. Whatever Waititi’s past sins — I’m looking at you, the cringe-inducing “Jojo Rabbit” (2019) — his work has usually been polished and, yes, funny; this degree of carelessness is something new. A horrifyingly miscast Michael Fassbender stars as Thomas Rongen, a pugnacious Dutch-born soccer coach whose sideline rages have earned him professional banishment to American Samoa. Ten years earlier, the island’s soccer team had suffered a 31-0 defeat in its 2001 World Cup qualifying match against Australia, and since then has failed to score a single goal. With just three weeks until the team’s next important game, can Rongen whip its cosmically inept members into shape?

Shares in electric vehicle maker Tesla slid by around 9% in mid-day trading on Thursday as analysts grow increasingly uncertain of the company's outlook. The price cuts on Tesla's Model 3 sedan and Model Y crossover are seen as a sign of weakening demand. Buyers of Tesla, and other electric vehicles made in the U.S., will likely qualify for a $7,500 incentive starting in January stemming from Biden's Inflation Reduction Act. Musk took Twitter private in a $44 billion deal that closed at the end of October, selling off around $23 billion in Tesla shares to finance the deal.

Tesla sentiment is "cosmically bad" and its shareholder base is "distraught," but this too shall pass, according to Canaccord Genuity. "We are adjusting our estimates and price target to $275 (from $304) but — with the current pressure and some patience — trust this holiday coal will turn into a long-term performance diamond," Canaccord analyst George Gianarikas said in a note Wednesday. In addition, improvements in the inflation backdrop could create a margin tailwind, and in improving supply of battery cells could help with fundamentals, Gianarikas said. "Remarkably, the current performance drawdown is the worst in Tesla's stock history — even with a head-spinning decade of volatility," he said. "While current fundamentals appear fairly uncertain, we look to potential green shoots in 2023 and sustained extraordinary growth beyond to help improve equity performance."
