A new Birkin bag starts at about $10,000 and can cost well into the six figures depending on material, size, and rarity. Since 2022, Hermès bags sold at Christie's auctions have gone for an average of 141% of the lowest estimated price, Christie's said. "Hermès Birkin and Kelly bags, especially the Faubourg bag, for example, are iconic symbols of luxury and status, coveted by collectors worldwide." Courtesy of Christie'sAs the auction demonstrates, luxury handbags — particularly those made by tightly controlled brands like Hermès — are increasingly worthy investments.

Baylon said not all Montana transplants are remote workers buying property and driving up prices. AdvertisementThis is an as-told-to essay based on a conversation with 34-year-old Ian Baylon, a tradesman who moved from California to Montana in April 2022. Here in Montana there's a huge shortage of labor too. While it was very competitive in California, there's a lot of demand for the trades up here, but nobody up here really wants to learn the trades. A lot work in tech or finance, and there's no need for them to work locally.

“I’ve done a lot of cases that are considered no-win,” Bragg told CNN at the time, in December 2021. Though Bragg’s ambitions are widely considered to be less lofty than some of his predecessors, the Trump trial will likely write both his political future and legacy. Two months into office, Bragg was confronted by two senior attorneys leading the Trump investigation. When Bragg refused to authorize them to seek an indictment they abruptly and noisily resigned, putting additional pressure on the new district attorney. Trump eventually paid $2 million of his own money to a group of charities, and the foundation was dissolved.

MEMPHIS, Tenn. (AP) — Relatives of Tyre Nichols, George Floyd and Eric Garner — three Black men killed in violent confrontations with police officers — expressed frustration Friday with politicians who have failed to pass police reform legislation or have worked to invalidate laws intended to reduce chances that citizens' encounters with police end in death. Philonise Floyd, the brother of George Floyd, told an audience at a police violence symposium in Memphis that the time has come for Congress to pass a federal law that would ban certain police tactics such as chokeholds and no-knock warrants. The George Floyd Justice in Policing Act, proposed after Floyd died in Minneapolis in May 2020 after a white police officer pressed his knee to his neck for more than nine minutes, was passed by the House in 2021, but the Senate failed to reach a consensus. “You need to know your politicians ... because these are people that are not applying pressure to help,” Floyd said. Nichols' parents said they are seeking to meet with Lee, who has never vetoed a bill.

UNITED NATIONS (AP) — Russia and China on Wednesday accused the United States and Britain of illegally attacking military sites used by Yemen’s Houthi rebels to launch missiles at commercial vessels in the Red Sea, disrupting global shipping. U.S. deputy ambassador Robert Wood and UK Ambassador Barbara Woodward countered that the Houthi attacks are illegal, and their “proportionate and legal action” against the Yemen rebels are being taken in self-defense. “An immediate cease-fire in Gaza will help to stabilize the situation in the Red Sea, and the de-escalation in those waters will in turn unblock the efforts of the special envoy, Mr. Grundberg,” Polyansky said. As some Guardian Angels began leaving Sliwa's side to attend to an off-screen disturbance, the camera panned to show them confronting an unidentified man, pushing him to the sidewalk and placing him in a headlock. The spokesperson did not respond to questions about whether any members of the Guardian Angels were under investigation for their role in the altercation. The incident came after a brawl in Times Square between police and a group of migrants generated waves of backlash against the city's asylum seekers. The Guardian Angels have been a fixture in New York since 1979 when Sliwa founded them to patrol the streets and subways during the city's high-crime days. Fannie Mae now sees mortgage rates dipping below 6% in 2024, anticipating a stronger housing market rebound. "The outlook for both short term rates and mortgage rates is now decidedly lower than what we had previously forecast." As mortgage rates relax, it's also easing the "lock in" effect that had held the housing market in a chokehold. Fannie Mae revised its 2024 forecast for total home sales to an annualized rate of 4.96 million, up from its prior estimate of 4.79 million. And Fannie Mae now expects its home price index to increase 3.2% this year, after previously estimating a 2.8% uptick.

The housing market could be breaking free from the "rate lock" phenomenon that froze activity in 2023. That's because owners appear less deterred by high mortgage rates when considering whether to sell their homes, Zillow said. 21% of owners are considering selling their homes in the next three years, a Zillow survey shows. Currently, mortgage rates look to be less of a determining factor when considering a sale." Prices and mortgage rates are expected to continue easing slightly this year, Redfin economists predicted.

Hamas’s master plan, as Bennett sees it, is roughly as follows: Provoke, via its gruesome massacres on Oct. 7, a massive Israeli ground invasion. Already, nearly 800,000 Gazans have fled from north to south, despite efforts by Hamas to keep them in place. “They’re asking for fuel not for their citizens but for their tunnels,” which are used exclusively by Hamas fighters and their allies. “I don’t want to get into a Viet Cong-type war of tunnels,” Bennett says. But the question isn’t whether Bennett’s plan is perfect or if there are gaps to fill.

But even with consumption nearly doubling to 2.6 million tonnes between January and September, that is not enough to sustain a sector that used to export four fifths of its output.
