Short-term rentals are generally considered more lucrative than long-term rentals. Summer 2023 was tough across the board for the short-term rental market, with some Airbnb and Vrbo hosts seeing revenue drop by up to 18%. The couple self-manages three short-term rental properties. "On a lot of these short-term rental platforms like Airbnb and Vrbo, there are rating systems for the guest," said Jervais. Now, newer offerings allow homeowners to rent out portions of their homes on an even shorter-term basis, often by the hour. One of these platforms is Swimply, an online marketplace for private pool rentals that launched in 2020, just as the pandemic halted travel and more people looked to get their kicks locally. Peer-to-peer rental marketplaces of all kinds have popped up: RentMyCourt (private tennis and pickleball court rentals), SniffSpot (backyard rentals for dogs), CurbFlip (driveway and parking space rentals) and Vanly (driveway and shower rentals for people traveling in camper vans or RVs). Younger homebuyers are keenly aware of the opportunity to offset their expenses with extra cash. While the extra income is a focus for many homeowners, some participating in this budding industry say they’ve found something unexpected: community.

When a $104-a-night vacation rental more than doubles with an $89 cleaning fee and a $42 service fee, it’s time to ask: Is there a better way? You’re unlikely to get around that pesky cleaning fee — so ubiquitous as to make rental periods of a night or two discouragingly inflationary — but you can save the service fee, which is paid to the booking platform, by making a reservation directly with a host. Here’s how to find and vet short-term rental listings that avoid service fees. The appeal of direct bookingsBooking platforms like Airbnb and Vrbo make money by charging users service fees. Terms can be complex and vary, but experts say they generally run 12 to 16 percent of the total.

A CNN investigation found that Airbnb consistently fails to protect its guests despite knowing hidden cameras are a persistent concern within its industry. Video Ad Feedback A woman describes the moment she realized her Airbnb host had placed a hidden camera in her room. And, while hotels can be held legally responsible for guests harmed on their property, Airbnb frequently is not. In January, CNN began reaching out to former Airbnb employees to ask about hidden camera concerns within the industry. “Less than a month for every victim,” said Wyzynajtys, the guest who found Allee’s hidden camera.

Read previewLast September, New York City began enforcing its strict new regulations on short-term rentals. Since then, the number of legal short-term rentals listed on Airbnb and other platforms has plummeted. Impacts of the near-banLL18 was motivated by the city's housing affordability crisis, caused in large part by a severe housing shortage. Short-term rentals, including Airbnbs, can take homes that would otherwise be lived in full-time off the market, potentially exacerbating the housing shortage. But there's some evidence, including from Irvine, California, that restricting short-term rentals can reduce rents.

I asked the owner what the fee breakout was, and they said it was $300 for cleaning and $300 for ‘air-conditioning.’ This is Palm Springs. Ahead of summer 2024, hosts face pressure to stand out from all the other listings in their areas. Adding additional stress is the increased unpredictability of travelers themselves — hosts say guests are booking trips more last-minute than the advance-planning of years past. With direct bookings, hosts are responsible for collecting the proper paperwork for background checks and payment information, and they don't have the additional insurance offered by the major platforms. Influencers can also help promote direct booking, Burke said.
