She has amenities, like a 24-hour gym and an on-site community clinic, at arm’s reach. The complex seeks to be a model for communities nationwide by linking stable housing to better health. Aetna, a managed care organization that operates in the region, invested $26.7 million in the $80 million project, called H3C, whose “H” stands for health and the “3C” represents commerce, culture and community. Tenants and others in the community will have access to a medical clinic operated by DePaul Community Health Centers on the ground floor. Researchers at the Louisiana Public Health Institute will study patients’ health outcomes, and consultants at Health Management Associates will use the anonymized data to determine more effective ways that health systems can work with developers.

Now, those arid ranch lands are offering a new moneymaking opportunity: data centers. Lancium, an energy and data center management firm setting up shop in Fort Stockton and Abilene, is one of many companies around the country betting that building data centers close to generating sites will allow them to tap into underused clean power. In the past, companies built data centers close to internet users, to better meet consumer requests, like streaming a show on Netflix or playing a video game hosted in the cloud. But the growth of artificial intelligence requires huge data centers to train the evolving large-language models, making proximity to users less necessary. But as more of these sites start to pop up across the United States, there are new questions on whether they can meet the demand while still operating sustainably.

CNN —Fiona O’Keeffe produced a stunning performance at the US Olympic Marathon Trials in Orlando on Saturday, smashing the previous record by more than three minutes. In her first-ever race over the 26.2-mile distance, O’Keeffe booked her spot at this year’s Paris Olympics as she crossed the line in 2:22:10, improving on Shalane Flanagan’s record of 2:25:38 set in 2012. Emily Sisson, the US women’s marathon record holder, and Dakotah Lindwurm finished in second and third respectively to complete the American women’s team for Paris. The 25-year-old became the youngest-ever winner of the women’s trials and the first woman to win the event on her marathon debut. “A lot of excitement, definitely some nerves kicking in,” O’Keeffe told reporters about her emotions on the final lap.

One year ago, we moved from a tiny, rural town in Texas to a suburb of Salt Lake City. We made the move to be closer to extended family, but a major sticking point was the increased cost of living. The complexity of the so-called simple lifeMany of the costs of living in rural Texas were unseen. So while certain budgeting items were cheaper in rural Texas, life is simpler now — even if it costs a little more.

After the Cleveland Electric Illuminating Company flipped the switch on its sprawling new Avon Lake site in 1926, the brick behemoth, then one of the world’s largest coal-fired power plants, helped usher in a new era of regional economic growth in northeastern Ohio. Nearly a century later, the plant sits dismantled and disconnected. It was shut down in 2022, and just one of its six towering smokestacks remains. The proposed cleanup and redevelopment of this ossified power plant joins a growing collection of such projects across the nation. The sites were so decayed, community members considered them a blemish.

BRIGHTON, Colo. (AP) — Jurors convicted a Denver-area police officer Thursday and acquitted another of charges in the 2019 death of Elijah McClain, a Black man whose name became a rallying cry in protests over racial injustice in policing. Roedema and another officer who was not charged held down McClain while paramedics administered the ketamine. The case initially did not receive widespread attention, but protests over the killing of George Floyd the following year sparked outrage over McClain’s death. Paramedics injected McClain with ketamine as Roedema and another officer who was not charged held him on the ground. However, Cina still was not able to say if the death was a homicide or an accident or if the officers’ actions contributed to McClain’s death.

Now, we're saving $1.2 million and investing in real estate to retire early. Another alluring aspect of real estate was that elements of the investment were under our direct control. Yieldstreet is one of the best real estate investing apps for those interested in real estate and alternative investments. A balanced approachWhile building up our real estate portfolio, we've continued to save in our 401(k) and Roth IRA accounts. There are no guarantees in investing, and we didn't want all of our proverbial eggs in the real estate basket.

My husband and I are looking at houses to buy, but we both have variable income. We then decided how much of that income we were comfortable devoting to a mortgage payment (including insurance and taxes). Equipped with our monthly payment number, we could play with the other variables in the housing equation: the mortgage rate, the home price, and our down payment. When toying with the numbers, we realized that a larger down payment dropped our monthly mortgage amount significantly. So we've decided to sell our two rental properties to have a larger down payment and a lower monthly payment.

Meant as a sly swipe at the inflated hype around artificial intelligence, a billboard at a construction site in Antwerp, Belgium, in June read “Hey ChatGPT, finish this building.”Artificial intelligence, the technology that powers chatbots like ChatGPT, won’t be assembling apartments or erecting stadiums any time soon, but in construction — an industry stereotypically known for clipboards and Excel spreadsheets — the rapid embrace of the technology may change how quickly projects are finished. Drones, cameras, mobile apps and even some robots are increasingly mapping real-time progress on sprawling job sites, giving builders and contractors the ability to track and improve a project’s performance. “Forget about robots building a skyscraper,” said James Swanston, chief executive of Voyage Control, which makes project management software for construction sites. “It’s a more fundamental thing, getting the data you need and then using it better.”

After our car insurance premiums doubled, we looked at how much each provider would cost our family. See Insider's picks for the best cheap car insurance for teenagers »1. I got quotes from multiple carriers and eventually went with Allstate's car insurance, as they offered the best bundle with our homeowners insurance policy. Others were more punishing — the Liberty Mutual car insurance quote went up by $140 a month. Progressive went up by $116, though they offer a teen driver discount for customers of a year or more.

The way I shop, budget, and save now is drastically different from when I started my personal finance journey. These had a lot of helpful information about how to stick to a budget, pay off debt, and put our needs before our wants. The main takeaway was "spend as little money as possible." When you can't afford anything beyond food, rent, and tuition, making spending decisions is easy — the answer is always "no." I realize now that it probably would have been easier to focus on making more money instead of squeezing the life out of every penny.

Affordable Housing Woes Paint a ‘Bleak Picture’

Then in November she received a call that brought tears to her eyes: A two-bedroom house at Mirasol Townhomes, a public housing development of townhouses and single-family homes, had opened up for just $675 a month. Her previous monthly rent of $950 strained her salary as a dispatcher for a home cleaning service. “There’s a lot of people in San Antonio who struggle with finding housing,” Ms. Velez said. “It’s just out of their price range.”Her experience echoes the broad challenges created by an affordable housing shortage in the United States. Builders have been stymied since the pandemic by higher costs for materials and labor, stricter lending practices, rising interest rates and supply chain hiccups.

Mallory Campus, a century-old brick building in the Englewood neighborhood in Indianapolis, has long been known for innovation. The industrial site was once home to scientists and engineers who had for decades devised new consumer goods, including radios, washing machines and even the Duracell battery. Now, one of its new tenants, Purdue Polytechnic High School, hopes its students will make their own scientific discoveries. In 2020, Purdue, a 600-student charter school, took over two floors of the former industrial site, which had sat abandoned for 30 years. The campus was transformed with the help of historic renovation tax credits to help adapt the space for reuse.
The electric vehicle revolution isn’t on its way. “Every couple of weeks, there’s a new multibillion-dollar facility being constructed. That’s not something we see every day.”In an effort to make electric vehicles more affordable, last year’s Inflation Reduction Act included tax credits that give American automakers like General Motors and Tesla an advantage over foreign competitors. A total of $135 billion in government funds will be directed to vehicle electrification and new factories. As they accelerate their shift to electric vehicles, automakers will also need new facilities like design and development sites.
A large part of the discrepancy between my advice and my parents' comes from the recent tectonic shift in the college landscape. In light of these changes, here is the educational advice I am giving to my children. Most of our dreams cost money. In fact, students in 7% of college majors would be better off financially if they had skipped college and gone straight into the workforce. I tell my children that they don't necessarily need college to have a career — but they do need an education and a plan.

Financial experts highly recommend term life insurance for young families with dependents, especially when one spouse is a primary breadwinner. Having a life insurance policy on a non-working partner allows the other to outsource some of these domestic responsibilities. Too many Americans are underinsuredIn a study by the Life Insurance Marketing and Research Association, just 52% of Americans had life insurance in 2021, down from 63% in 2011. If the answer to either of these questions is yes, getting a term life insurance policy is worth considering. I'm thankful that my two friends were wiser than I was at 27 and got term life insurance to protect their young family.
Gabby Wallace is a former teacher who now runs a YouTube channel and several rental properties. She says she only works 10 to 15 hours a week, and she makes on average $60,000 a month in revenue. My YouTube channel grew slowly at firstIt took a year after starting my channel to reach 1,000 subscribers. In 2013, I moved back to the US to teach at Boston University and ran my YouTube channel as a side hustle. By 2017, I had language-learning and online-tutoring companies buying sponsorships on my YouTube channel, and some language-learning apps paying for ads.
But when the pandemic hit I put off my trip, and my travel fund sat in a high-yield savings account. It was earning the highest interest rate of any savings account I could find at the time — a whopping 1.05%. Why not put my Italy fund in a brokerage account and get the double-digit returns I can in the stock market instead of 1% in a 'high-yield' savings account? I knew better than to put my vacation money — money I knew I'd be spending in the next two or three years, max — into growth stocks that are designed to be held for at least five years. Despite the small returns, I'll definitely be using a high-yield savings account for all future Italy savings.
