While poor affordability is dampening demand, buyers are still snapping up homes in some cities. Realtor.com recently listed 20 cities where demand is highest. In the December 21 report, Jones listed 20 cities where demand is picking up the most over last year. To create the list, Jones looked at the average number of viewers per listed property in individual cities relative to the national average. In her final list of 20 cities, houses in all locations saw higher visitor traffic than the national average, and all but Columbus, Ohio saw their median days on the market drop year-over-year.

Washington, DC CNN —US pending home sales fell to their lowest level in 20 years in October as mortgage rates surged to their highest levels of the year, according to a report released Thursday. Pending home sales dropped 1.5% last month from September, monthly data from the National Association of Realtors showed. The pending home sales index — a forward-looking indicator based on contract signings rather than closings — was down 8.5% from a year ago. Completed sales of existing homes and sales of new construction homes, which are also based on contract signings, also fell in October. In October, existing home sales fell to the lowest level in 13 years, remaining below 4 million for the first time since October 2010.

When Treasury yields go up, so do mortgage rates; when they go down, mortgage rates tend to follow. “Pent-up housing demand is evident with every gain in affordability, whether it be softening prices or lower mortgage rates,” said Jones. “The mortgage market has seen a partial revival in March, with the recent decline in mortgage rates boosting borrower demand,” said Bob Broeksmit CEO of the Mortgage Bankers Association.
