Mortgage rates have cooled in recent weeks as markets absorbed the latest economic indicators, including an improving inflation picture. “For the third straight week, mortgage rates trended down, as new data indicates that inflationary pressures are receding,” said Sam Khater, Freddie Mac’s chief economist. When Treasury yields go up, so do mortgage rates; when they go down, mortgage rates tend to follow. “The gap between the 10-year Treasury yield and the 30-year fixed rate mortgage rate is historically around 180 basis points,” she said. “While the gap has narrowed somewhat, the 30-year mortgage rate remains 280 basis points higher than the bond yield.”By historical norms, she said, mortgage rates should be under 6.5%.

But a federal judge ruled against him, because "human authorship is a bedrock requirement of copyright." A federal judge ruled that a piece of art generated by AI can't be copyrighted, a decision that could have consequences for Hollywood studios. In Friday's ruling, US District Judge Beryl Howell upheld the Copyright Office's decision to reject Thaler's copyright application. But if studios can't gain copyright protections over any work produced by AI, that could temper such ambitions.

Investigating a new speciesThe newfound species, named Iani (YAH-nee) smithi, is the first early ornithopod from this part of the Cretaceous to be discovered in North America. Terry Gates and Lindsay Zanno excavated the bones of Iani smithi from the Cedar Mountain Formation in Utah in 2014. The braincase of Iani smithi was recovered during excavations. Drawers of Iani smithi bones can be seen in the collections at the North Carolina Museum of Natural Sciences. “Perhaps ornithopod species evolved a certain way or adopted certain behaviors to succeed,” she said.

WASHINGTON, June 7 (Reuters) - The World Bank will support Ukraine by conducting a rapid assessment of damage and needs after Tuesday's destruction of a huge hydroelectric dam on the front lines between Russian and Ukrainian forces, a top bank official said on Wednesday. Anna Bjerde, the World Bank's managing director for operations, said on Twitter the destruction of the Novo Kakhovka dam had "many very serious consequences for essential service delivery and the broader environment." Ukrainians abandoned inundated homes on Wednesday as floods crested across the south after the destruction of the dam, with Russia and Ukraine trading blame for the disaster. Bjerde said the new damage assessment would build on the bank's previous analysis of damage to Ukraine's infrastructure and buildings, which estimated that it would cost $411 billion to rebuild Ukraine's economy after Russia's invasion. The International Monetary Fund on Wednesday said it is "very concerned" about the social, economic and environmental impact from the destruction of the dam.
