Modern tech-enabled versions of modular housing promise a faster, more sustainable solution to housing crises, according to experts. The fact that modular housing is also made in a controlled factory environment means less waste is generated, while also resulting in more energy-efficient homes. A 2022 report from industry group Make UK Modular highlighted that 80% fewer vehicle movements were needed to development sites with modular building. In the U.K. last year, Ilke Homes collapsed, while Legal & General moved to wind down its modular housing factory. By comparison, a Make UK Modular report published last year said more than 3,000 modular homes were being built in the U.K. annually, though there was capacity to build five times that number.

Pep Guardiola would, in an unguarded moment, probably concede that he has a slight tendency toward hyperbole. With eyes wide and voice breathless, he will sing the praises of some hopelessly overmatched opponent his Manchester City team has just beaten by 6-1, his players’ jerseys untainted by sweat. “Guys,” he will say, “guys, they are so good. The likeliest explanation is that it is just who Guardiola is: passionate and intense and deeply enthusiastic, still, about his sport. There might be just a dash of noblesse oblige in there, too, a little well-intentioned clemency from soccer’s great conqueror.

Sandringham, the private home of the last six British monarchs, sits amid parkland, gardens and working farms about 110 miles (180 kilometers) north of London. This history has made Sandringham a special place for Charles and his entire family. On the day he died, George reportedly spent the afternoon on the estate with his dogs and a gun. "So Mr. Majors we're going to be adjourning your case for sentencing," the judge said, turning to face Majors on the screen. The summer after college, I worked briefly as a shoe model. By briefly, I mean that I was fired after one day. I had to crawl over them when I wanted to lie down, which was most of the time. Joaquin Phoenix Photo: AppleTV+Joaquin Phoenix finds Napoleon morose, anguished, petulant and a bit childlike, which reminds me that although I enjoyed his morose, anguished, petulant and a bit childlike performance as the Joker, his decision to play Jesus Christ as morose, anguished, petulant and a bit childlike, in 2019’s little-seen “ Mary Magdalene ,” felt a bit off. Mr. Phoenix even appeared morose, etc. (Being 49, Mr. Phoenix is too old for all but the final moments.) Most of the movie is a vaguely comical swipe at Napoleon in domestic life—an awkward lover, a jealous husband, an inveterate complainer, and in sum an annoying twerp. Mr. Phoenix’s Napoleon could never have commanded so much as a squadron of the Salvation Army, and though the movie is sprinkled with a few reasonably hearty battle scenes, overall it’s something like Mr. Scott’s Waterloo.

Tens of thousands of desperate civilians, some waving white flags, have fled the northern Gaza Strip this week, marching along a road pocked with airstrike craters and lined with ruined buildings, as Israeli officials reported that their troops had pushed into the heart of the densely populated Hamas stronghold of Gaza City. The United Nations estimated that through Tuesday, 40,000 people had walked out of northern Gaza along the only route south, after Israeli officials told residents of the besieged enclave to evacuate “for their own safety,” and thousands more streamed out on Wednesday. The evacuations have accelerated in part because of the sharply deteriorating humanitarian situation in northern Gaza, with food and clean water now nearly nonexistent. As the ground invasion has expanded, the Israeli military said it was offering a daily window of time in which it would guarantee safe passage for civilians. News photographs as well as a video released by the Israeli military on Wednesday, the fifth day the evacuation corridor was open, showed men, women and children trudging past half-destroyed buildings.
