Minneapolis CNN —Some welcome news for renters: The US median rent in May fell from May 2022, the first annual rent decline in at least three years, according to a Realtor.com report released Monday. In May, the national median asking rent was $1,739, which was up a skosh ($3) from April but down 0.5% from May 2022. “For renters who maybe have stayed put over the past couple of years and haven’t moved, they might not be at the market rent level,” Hale said in a follow-up interview with CNN. “If they were to move this year, even though market rents are declining, they may see a higher rent payment.”The West and the South recorded year-over-year rent declines in May of 3% and 0.7%, respectively, whereas the Midwest and Northeast are still seeing rents climb higher, according to the report. The metro areas with the largest year-over-year rent jumps include Columbus, Ohio (9.3%); St. Louis, Missouri (7.7%); and Cincinnati, Ohio (7.7%).

The median existing home price was $396,100 last month, down 3.1% from a year ago, marking the largest year-over-year price reduction since December 2011. Sales of existing homes — which include single-family homes, townhomes, condominiums and co-ops — rose 0.2% from April to May. Annually, sales were down 20.4% from a year ago, and the seasonally adjusted annualized sales pace dropped from 5.4 million units a year ago to 4.3 million in May. “Relatively steady rates have led to several consecutive months of consistent home sales.”There are marked regional variations in prices, however. But affordability challenges remained amid super low inventory of homes to buy.

The American consumer has bad news for the economy

That’s why Wall Street is already fretting over Friday’s retail sales report, which is expected to show that the mighty American consumer is pulling back. Economists forecast that retail sales fell 0.4% in March from the month before. But Goldman Sachs and Bank of America analysts say core sales — that’s without autos, gasoline, and building materials — slowed by about 1%. A taxing problem: Still, the health of the American consumer is still relatively strong, the BofA analysts said. A one-bedroom apartment had a median rent of $4,150, up 9.6% from last year, while a two-bedroom apartment had a median rent of $5,680, up 18.3% from a year ago.
But in a strange twist, it’s possible that the banking meltdown actually did some work for the Fed in bringing down prices without raising interest rates. That could have the equivalent effect of the Fed hiking rates by half a point, said Goldman Sachs economists on Tuesday. New York CNN —American consumers’ confidence in the US economy grew in December as high inflation continued to ease, according to data released Wednesday by the Conference Board. The business think tank’s latest consumer confidence index registered 108.3 this month, a significant jump from the upwardly revised measure of 101.4 in November. Economists were expecting the index to come in at 101, according to consensus estimates on Refinitiv. Consumer confidence, as measured by this and other surveys like the University of Michigan’s consumer sentiment index, has mostly been on a downward trajectory for much of 2022 as the country grappled with the highest rates of inflation seen in four decades. During 2019, the headline consumer confidence index had an average reading of 128.5.
