China's new home prices inch up for 9th month in May, survey shows
  + stars: | 2024-06-01 | by ( ) www.cnbc.com   time to read: +1 min
A real estate complex under construction in Huai 'an city, Jiangsu Province, China, June 20, 2023. New home prices in China rose slightly for a ninth month in May, a private survey showed, driven higher by a slew of supportive steps to prop up the nation's crisis-hit property sector. The average new home price across 100 cities rose 0.25% on month in May, following a 0.27% gain in April, the data from real estate researcher China Index Academy showed on Saturday. China's property sector, a pillar of the economy, has lurched from one crisis to another since 2021 after a regulatory crackdown on high leverage among developers triggered a liquidity crisis. The government is struggling to boost home sales or increase liquidity by taking a series of stimulus and easing measures.

CNN —Astronomers were in for a surprise when NASA’s Lucy mission flew by an asteroid named Dinkinesh in November and spotted a contact binary — two smaller space rocks that touch each other — orbiting the asteroid like a moon. “Basically, the planets formed when zillions of smaller objects orbiting the Sun, like asteroids, ran into each other. The Lucy mission captured additional imagery revealing that the asteroid Dinkinesh’s moon is actually two space rocks that are touching one another. Too distant to be seen in detail with telescopes, the asteroids will get their close-up when Lucy reaches the Trojans in 2027. Read previewA federal consumer watchdog just hit a major student-loan company with a new lawsuit. According to the press release, the CFPB accused PHEAA of illegally collecting payments from student-loan borrowers whose loans had already been discharged in bankruptcy and sending "false information" to credit reporting agencies. The lawsuit, filed in the US District Court for the Middle District of Pennsylvania, said that under the US bankruptcy code, some private student loans are not subject to the stringent standards that most student loans are when it comes to receiving relief through bankruptcy. Per the CFPB, American Education Services collected or tried to collect 7,934 private student loans after a bankruptcy proceeding between 2017 and 2021, and 177 of them were non-qualified education loans. AdvertisementThe CFPB has previously issued guidance over potential illegal collections of borrowers' payments after bankruptcy proceedings.

The New ChatGPT Offers a Lesson in A.I. Hype
  + stars: | 2024-05-31 | by ( Brian X. Chen | ) www.nytimes.com   time to read: +1 min
When OpenAI unveiled the latest version of its immensely popular ChatGPT chatbot this month, it had a new voice possessing humanlike inflections and emotions. The new ChatGPT was released without most of its new features, including the improved voice (which the company told me it postponed to make fixes). Amid the delay, the company also deactivated the ChatGPT voice that some said sounded like the actress Scarlett Johansson, after she threatened legal action, replacing it with a different female voice. For now, what has actually been rolled out in the new ChatGPT is the ability to upload photos for the bot to analyze. The bot can also do real-time language translations, but ChatGPT will respond in its older, machine-like voice.

Why there's a massive copper shortage
  + stars: | 2024-05-31 | by ( Shawn Baldwin | ) www.cnbc.com   time to read: +1 min
Demand for copper is surging. The red metal, considered a barometer for economic health, is a vital component for the construction and defense industries as well as a key component in electric cars, wind turbines and the power grid. Existing mines and projects under construction will meet only 80% of copper needs by 2030, according to the International Energy Agency. "High-grade economic copper resources are not abundant, these things aren't all over the place, you have to go find them," said Chris LaFemina, global metals and mining analyst at Jefferies. To look at the challenges facing copper producers, CNBC got a behind the scenes look at Rio Tinto's Kennecott mining operation outside of Salt Lake City.

CNN —President Joe Biden announced Friday that Israel has offered a “comprehensive new proposal” that provides a “roadmap” to a ceasefire in the war with Hamas in Gaza and the release of all hostages held by the terror group. “And the Palestinian people have endured sheer hell of this war,” Biden said. Earlier on Friday, Israel said its forces have entered central Rafah, the city in southern Gaza that Biden has warned should not be the target of a major ground offensive. Biden will be speaking as negotiations continue to secure the release of hostages in exchange for a temporary ceasefire in the war between Israel and Hamas. White House officials have sought this week to explain Biden’s stance, suggesting his barometer for changing policy would be a “major ground invasion” of the city.

Part of the slow spending approach is coming from the fact that senior executives are looking at gen AI the wrong way, said Sreekanth Menon, global leader, AI and machine learning at Genpact. The research showed that about half of the executives are framing gen AI solely as a productivity tool. "The infancy of gen AI, combined with a warped conception of its potential, has led to reluctant budgetary spending." The research from Genpact and HFS showed that business leaders are dedicating up to 10% of their IT budgets to gen AI projects. "To successfully move AI from a pilot stage to production, organizations need to pause and ensure their gen AI plan is aligned with specific business objectives, not just productivity," he said.

If you Google those questions now, the answers may be written by artificial intelligence. This month, Google rolled out a new feature called A.I. Overviews that uses generative A.I., a type of machine-learning technology that is trained on information from across the internet and produces conversational answers to some search questions in a matter of seconds. But when it comes to how it answers health questions, experts said the stakes were particularly high. Overviews told some users to eat at least one rock a day for vitamins and minerals.

It serves as an example of how Russia has been exploiting Ukraine’s main vulnerabilities: insufficient manpower, artillery shortages, sparse air defenses and inadequate defensive fortifications. In the north, Moscow’s troops are aiming to bring its troops within tube artillery range of Kharkiv city. The nearby Russian city of Belgorod, for instance, has increasingly come under Ukrainian attack in recent months. Since then, Russian troops have made steady progress westwards in the direction of Pokrovsk, which serves as a vital military hub in Ukraine’s war effort. It was first captured by Russian forces in early March 2022 and Moscow again claimed control over it earlier this month, something denied by Ukraine.

Want a low mortgage rate? Take someone else’s

This means that a buyer keeps the seller’s repayment period, mortgage balance and, notably, the seller’s lower mortgage rate. Securing that ultra-low mortgage rate means that Harper will save thousands of dollars in monthly payments. “I just decided I wanted to see how low I could pay on the interest rate,” Harper said. And while the mortgage rate on the second loan may be high, the total monthly payment could still be lower — if the assumed mortgage rate is low enough. Snagging a low mortgage rate like Harper’s in today’s high interest rate environment may seem like a dream come true to some prospective homebuyers, but the process is not always smooth sailing.
